Each of the musical pieces have their own copyright date, but based on the range of dates it seems that this book is probably from the late 1930s or early 1940s. The binder/book is in very fragile condition and both the front and back covers have become detached (see pic #4 & last pic), but the spine itself is still intact and holds the pages together. The pages themselves are in decent shape for their age, it's the cover that shows the most wear.
