Works well. 9 Feb 22 Was as expected , seemed sturdy , no issues. So much easier than patching large holes in sheetrock. 3 Feb 22 I had a plumbing leak that consisted of sheetrock holes in 3 places. Instead of having the painstaking work of repairing the holes, I just put in 3 of the 12x12 access panels. They worked beautifully. They fit tight enough, so I really didn't need to use the adhesive. They are white, and that matched my trim, so I didn't even need to paint them, but you can. They looked perfect and professional. I am a 70 yo lady, and the 12x12 hole I cut wasn't perfect, but the access panel with the frame around it hides it well. I love that I have easy access to those plumbing lines, but these look nice enough they could be used just to hide damage in sheetrock. Also, the price on was so much better than I found locally. I braced for an expensive drywall repair until someone sent me a link to this affordable access panel. It was fairly easy to install and is unobtrusive, especially in a basement ceiling. My one wish is that the door was easier to pop back into the frame once the frame is solidly installed in the drywall; this could be easily accomplished by adding a grooved channel to the cup-holes so the door's hinges are guided into position.
